The Streetscape
site work and Krikorian Theatre in Monrovia were high-profile
projects-the final accents to the city's redevelopment program
envisioned over 20 years ago. To avoid project compliance
penalties, the City of Monrovia had to renovate the entire
square block surrounding the new Krikorian Theatre in time
for the grand opening.
Complete underground
utilities, curb/gutter, storm drain, landscape, paving, and
street lights while the theatre's general contractor frantically
raced forward to meet the deadline. Heil had to complete the
work while maintaining access to the adjacent businesses.
Each day,
we coordinated our activities with the City of Monrovia and
the theatre general contractor to avoid impeding theatre construction
progress, completing the six-week site work project in 11
days. As a result, the city avoided paying any penalty for
non-performance, and Heil received accolades from everyone
involved.

The Walgreens/Staples
renovation in Granada Hills involved updating one of California's
first Ralph's Grocery stores built in 1953. This negotiated
project was the first non-prototypical, in-line Walgreens
built in Southern California.
The client
needed Heil to take control of the project and coordinate
with the architect and engineers on a variety of project challenges
inherent in tying the 1953 structure to current structural
components without compromising the tenants' retail needs.
Proving
to be reliable and accountable in a demanding situation, Heil
was able to successfully meet the project challenges, solidifying
both Heil's and our client's relationship with Walgreens and
Staples. We assisted the developer in circumventing the non-prototypical
plans on issues relating to parking lot lights, switch gear
and subpanels, utility locations, and common areas not typical
with stand-alone tenants. Since the Granada Hills project,
Heil has completed numerous Walgreens, becoming a preferred
contractor for Walgreens in California.

The XSIS project
involved a 140,000 square foot, design/build, tilt-up product,
encompassing offices, warehouse space, R&D laboratories, and
manufacturing operations. The project also included a self-contained
laboratory with 100 percent make-up fresh air. Key features
included unique exterior architecture designed by Murphy Architects
and interior finishes designed by Gensler, Newport Beach.
The client
needed a one-year completion and a contractor that would share
project risks. Heil shared in both the project liability by
entering into a penalty clause and the project success by
sharing in a cost-savings agreement. Once the project was
underway, changing tenant requirements dictated a redesign
of the structural elements, threatening a three- to four-week
delay.
Heil found
a way to effectively deal with the design changes that could
have caused unacceptable delays in truss delivery. Heil personnel
immediately flew to the manufacturer in Reno to coordinate
the redesign process, making corrections onsite that significantly
expedited the schedule. The result: structural redesign on
a "fast track" project with no schedule delays or additional
costs to the project.

In mid 2000,
Heil was contracted to provide pre-development and construction
management services for a $13 million, 120-unit condominium
project. Crestview consists of five buildings, a clubhouse,
swimming pool, gazebos, hot tubs, community trails, covered
and underground parking.
The project
hadn't been fully designed or approved by mid-2000, but the
space was leased to house Olympic-related personnel in January
2002 prior to the Winter Olympic Games.
Heil provided
pre-development services, such as county planning and entitlements,
which quickly became an asset in successfully beginning site
work and excavation prior to full architectural drawings.
During this stage, Heil diligently worked to combine county
requirements with project budgetary constraints, even as the
project was under way. To ensure that the project could meet
this schedule while remaining cost effective, Heil developed
a comprehensive pro forma. The pro forma and the actual cost
of the project were right on the money, demonstrating Heil's
capability to correctly envision a project and its requirements
from conception to completion. Following county approvals,
Heil's design-build and value-engineering experience further
ensured meeting project goals while maintaining budgetary
constraints. The project was completed on time, within budget,
and occupied during a successful 2002 Winter Olympics.
